	Dream Views B&B, perched near the summit of Arthurs Seat, offers perfectly stunning views and the relaxing serenity of a peak-top hideaway that is stylish and luxurious. Whether day or night, the spectacular panorama of sparkling Port Phillip Bay and the Mornington Peninsula unfolds before you. The central location places you close to the Peninsula's most popular attractions, including beaches, golf courses, national parks and the notable wineries of the region.

Property Description:
Part of a multi level, architect-designed, residential building, the dedicated B&B suite occupies an entire level of its own. Stairs descend from the guest parking area to the deck that rounds the corner of the bedroom, passes the sauna and continues across the front of the living room.

The living room's sliding glass doors provide the entrance as well as opening the indoor space to the outside. The views from every angle of the living room and bedroom present an ever changing dreamscape of water and land from sunrise to sunset and on into the night when the lights take over. Enjoy the scene from inside or on the deck. Shaded and sunny outdoor areas offer maximum flexibility.

The interior fittings and furnishings reflect quality and refined taste. A touch of French Provincial style provides a distinctive charm amidst the modern design.

Description of Rooms/Units:

The suite comprises a separate bedroom, a living room with kitchenette, a bathroom, a sauna and a generous deck.

The bedroom has a queen size bed facing the views captured through full length windows that wrap around the corner. The room is fully carpeted; the bed is made up in beautiful linen and complemented with elegant bedside tables and lamps.

The bathroom is bathed in natural light and features a generous glass framed shower. Luxurious towels and bathrobes are at hand.

The main living room has a polished timber floor with a thick rug in the lounge area in front of more full length glass. The major furniture items include a couch, a coffee table, a large wing back arm chair and matching ottoman. A 50cm plasma television, with Foxtel, CD & DVD players cover entertainment when you need a distraction from the view outside. There is also a small dining table and chairs, and towards the back of the room is a kitchenette equipped with a large fridge, microwave and tea/coffee making facilities. Reverse cycle air conditioning comfortably heats and cools the space.

Outdoor furniture is provided on the deck and the sauna is built into the space between the living room and the bedroom, accessible from the deck which has an open air shower.

Dining Options: It takes only a few minutes to walk to Arthurs Restaurant at the summit or take a short drive to any of the renowned restaurants in the area, such as The Long Table, Max's, Ten Minutes by Tractor, Montalto and many more.

Weekend: $700 for two nights. Single nights - Fri $340, Sat $380, Sun $340
Midweek (Mon-Thu): $280 for one night, $520 for two nights

Peak Rates:
$380 per night for Special Event Days, Public Holidays, Holiday & Summer Peak Periods.
$290 per night midweek during November & April
$300 per night midweek during February & March

Minimum Stay: No

Deposit: A 50% deposit is required with all bookings, unless booking within 14 days of arrival, then full payment is to be made on reservation.

Cancellation Terms: Where more than 30 days notice is given deposits and payments held for reservations are refundable less a cancellation fee, or, the booking can be rescheduled to a new date. Less than 30 days notice requires full payment unless the vacancy is refilled.
