Property Description: This 266Ha (640 acre) cattle farm lies 600 metres above sea level so it benefits from cool nights in the summer and occasional snow in the winter. The cluster of farm buildings includes an early settlers stone cottage, c1864, that now provides fully self-contained guest accommodation. The main part of the extensively refurbished cottage has walls of thick local sandstone and a slate roof. It is noticeably quiet, inside these walls, being heavily insulated from Mother Nature. Within this part of the cottage there are two rooms, the bedroom and the kitchen/dining room. The interior is hand rendered and whitewashed to preserve the historic character although the kitchen is modern and the bedroom receives ample daylight thanks to a double glazed exterior door. The queen size, timber bed is a contemporary design that nevertheless works well with some of the other furniture that comes from different periods. A perfectly appropriate 'meat safe' has been reincarnated as a cupboard for games.
The rest of the cottage is built in weatherboard. This section comprises the entrance foyer, the bathroom and the lounge room. The focal point of the lounge is the substantial stone fireplace into which has been fitted a slow combustion wood fire box. Generous modern couches and wall to wall carpet make for a cosy afternoon admiring the view, or watching a good movie in the evening. The lounge has double glazed doors that stack back to open up the room to the deck outside, the ideal place in the warmer months to have a meal or just relax and absorb the rural tranquillity

Special Features: Hanging Rock is a 20 minute walk from Sunnyside Cottage. An esky (cool box), picnic set and outdoor rug are provided for guests to take on a picnic.
Guests have the opportunity to observe wonderful Australian wildlife. The farm and surrounds are home to kangaroos, wallabies, koalas, and echidnas which live in harmony with the domestic cattle and share the same pastures and environment. Wedge tail eagles are seen regularly gliding around the property keeping a watchful eye on proceedings, although, the parrots, magpies, swans and ducks in the vicinity are not all that keen on having these awesome raptors patrolling the skies.

Description of Rooms/Units:
The cottage bedroom has a queen size bed with quality linen, electric blanket and doona. The room is also furnished with a wardrobe, dressing table, cheval mirror and equipped with a flat screen television, clock radio with iPod dock, pedestal fan and column heater.
The bathroom with a view has a shower, hair dryer and towels and Australian made organic toiletries.
The lounge has two very comfortable couches, one of which is a three seater that converts to a queen size sofa bed when required. For entertainment the room has a television and DVD player with a selection of movies. The wood fire and a supply of candles contribute to the romantic atmosphere.
Outside the lounge, the private deck has a 3-burner barbeque and 4-seater outdoor setting.
The full kitchen incorporates a gas cooktop, electric oven, full size fridge, dishwasher and microwave as well as a front loading washing machine. The meals area has 4-seater dining table, a kitchen dresser and a reading nook with a club chair and a library of books to browse. A radio/CD player and a column heater are provided. |
