	Sunway Farm B&B is tucked away above the Healesville Racecourse and the RACV Club Golf Resort. A short distance away are popular wineries, restaurants and the unique Healesville Sanctuary, while Sunway Farm is a peaceful, rural sanctuary in its own right. Guests are very welcome to relax by the swim spa, or, to sit by the wood heater set in the stone hearth of the cosy guest lounge. And after a sound night's sleep in one of the delightful suites, the scrumptious breakfast will get each day off to a fabulous start.

Property Description:
The 6-acre property, on the edge of bushland, receives regular early morning and late afternoon visits from kangaroos that come and graze alongside the alpacas in their paddocks. Chickens provide eggs for the kitchen and often colourful lorikeets, rosellas and king parrots can be observed. The large leafy garden includes huge rhododendrons, azaleas and roses against a backdrop of tall gum trees.

There are two dwellings on the property. The main residence and B&B is a large, rustic, log cabin design. A stonework chimney carries through into the guest lounge-dining room, where the wood fire puts out a beautiful warm glow in winter. Exposed log walls on the inside also contribute to the cosy atmosphere of the room. In house guests can use the room throughout the day and evening, with tea & coffee facilities, sink, microwave and fridge stationed along the end wall. The centre of attention can switch to the pool and deck in warm sunny weather.

The Bed & Breakfast Suites are accessed from the spa deck, with car parking available conveniently close. The three suites are individually furnished in a modern style, featuring original decorative artwork and colour themes based on precious gems. All have their own ensuite facilities, one of which has a double spa to complement the luxurious Sapphire suite.

Rosebud Cottage is a self-contained accommodation alternative, suitable for families. Located within the grounds of Sunway Farm, it was the first dwelling on the property. The cottage offers two bedrooms, a generous bathroom and a main room with lounge, dining and kitchen areas. The interior is comfortably furnished and decorated with original, modern artwork.

Special Features:
Sunway Farm B&B guests can look forward to a delectable two course breakfast served straight from the country kitchen to the guest dining room. Specialities include Tom's Pancakes, Eggs Benedict, Lemon Crepes and Egg Parfait with baked tomatoes. Breakfast is served at 9am unless otherwise arranged.
Enquire about combined accommodation and tour packages. Enjoy a full or half-day escorted Wine Tour in Sunway's luxury, 8-seater Mercedes van, visiting up to five different cellar doors and tasting a variety of wines for which the Yarra Valley is best known.
Transportation to and from your choice of restaurant is available.
Bottles of wine are available for purchase under Sunway's liquor licence.

Recreational Facilities:
Adjoining the house is a timber deck with a 4.5m heated swim spa and outdoor furniture. All guests are welcome to enjoy the spa and surrounds.

All three guest bedrooms have ensuites, reverse cycle air conditioning, electric blanket, LCD television, DVD player, clock radio and Ipod player.
The AMETHYST SUITE has a queen size bed and overlooks the pool deck.
The EMERALD SUITE also has a queen size bed and a lovely garden outlook.
The SAPPHIRE SUITE is the premier suite with views of natural bushland and paddocks at the rear of the property. It is furnished with a king size bed plus a sofa bed for a third person or where separate beds are required for two people. The ensuite has the added luxury of a corner spa bath.

Rosebud Cottage
The cosy, self-contained cottage can sleep up to four people. One bedroom has a king size bed and the other has a queen size bed, however both beds can be converted into singles if desired. The modern bathroom is quite spacious with a shower, vanity and toilet. All linen, towels and a hairdryer are supplied.
The main room has a lounge suite and a large dining table. Other facilities include electric blankets, gas heating, air conditioner, clock radio with Ipod and CD player, LCD television and DVD player, iron and ironing board.
The kitchen is equipped with a gas stove, fridge, microwave and all other essentials for preparing meals. A barbecue is located on the front patio where the view takes in the grazing alpacas and kangaroos. Guest parking is right outside the cottage.

Meals

Breakfast: For in house guests, a full gourmet breakfast is served (see details under 'Special Features' above).
Rosebud Cottage guests receive breakfast provisions to prepare themselves, including cereal, eggs, bacon, tomatoes, bread, tea, coffee and juice.

Dining Options: Many fine restaurants and casual dining options, in and around Healesville, are within a short drive. Your hosts are able to cater for dinner in house if required. Cottage guests can self cater in their kitchen if they wish to eat in.
